Set in the heart of the pretty village of Downton is this beautifully finished thatched cottage. Conveniently located, 92 The Borough provides a cosy yet spacious base for a couple or small family of three. A beautiful cottage garden is perfect for al fresco dining in the summer months. The cottage welcomes dogs and is sure to be a great base for exploring the New Forest National Park and south Wiltshire.

Downton offers many good pubs within just a few minutes’ walk as well as a great café just a stone’s throw away from the cottage.

Get in your car and drive 10 minutes into the National Park with many walking and cycling opportunities. Travel north and find yourself in the popular cathedral city of Salisbury, excellent for a day sightseeing or for a little retail therapy.

Entrance into hallway.
Lounge/diner with comfortable seating, Smart TV, Bluetooth speaker and dining table with seating for 4.
Kitchen includes electric oven, gas hob, microwave, slimline dishwasher and Smeg fridge with large ice box.
Ground floor wet room with walk-in shower, hand basin and WC.
Stairs to first floor.
Landing houses the washer/dryer.
Bedroom 1 with king size bed (5ft), hanging rail for clothes.
Bedroom 2 with 4ft double bed.

To the rear of the property is a pretty cottage garden which extends out towards the fields behind. The garden area immediately from the back door leads to a patio with pretty borders and a wooden table and chairs. With regret no barbecues are permitted here due to the thatch.  Beyond the small outbuildings is a more open garden space with views across the fields beyond and a pretty summerhouse which is available to guests during the summer months.

Downton is a quaint and characterful village just north of the National Park border. You’ll find twirly, twisting lanes lined with ivy-clad thatched cottages, shops, eateries, and a couple of remarkably good gastro pubs.

The highlight of your holiday in Downton is sure to be exploring the picture-perfect surroundings, whether on foot or by bike. The famous fishing river, the Hampshire Avon, flows through the village and is surrounded by flower-filled water meadows, chalky downlands, fields and dappled woods hiding a plentiful supply of tip-toeing deer and woodland wildlife.

Cheery locals bring the village to life with an abundance of calendar dates and activities, and a village hall that always seems to be hosting one event or another, so no matter what time of year you holiday in Downton, there’s always something to do.

Foodie aficionados will enjoy dining at The Wooden Spoon, a wonky-walled 16th-century pub and its younger 18th–century rival, The Bull. To stock up your holiday cottage cupboards, there are food stores, cafes and takeaways in the village or zip to the historic market town Fordingbridge or the cathedral city of Salisbury for a choice of supermarkets and some excellent retail therapy.

For a change of scene from Downton’s endlessly beautiful surroundings and rambling countryside, go exploring the area’s attractions - Breamore House, Stonehenge, Rockbourne Roman Villa, Mottisfont Abbey and family theme park Paultons Park – home of Peppa Pig World, are all an easy drive.

Street parking is available in the road immediately outside the cottage.

The Kings Head - Redlynch
(2 miles)

This pretty pub which dates back to 1700 has volumes of charisma and charm. Inside it’s cosy, yet spacious and the perfect spot to warm up on a chilly day. In the summer, head outside to the lovely beer garden and sit surrounded by heaps of scented flowers. Food here is good with a wide and varied selection of dishes, complimented by a selection of cask ales, wine and spirits. Dogs welcome.

Friendly staff, very helpful, good food and ales.

May 2021

The Kings Head, during COVID's busy dine out package accommodated us with no issues, the food was very good and reasonable, the garden pretty. I would say this is the best pub nearest to Walnut Barn.

September 2020

Ate here a couple of times. Great position and friendly staff. Disappointing food. Our burgers were advertised as beef, came as beef chorizo burgers, we could deal with that but the burgers were overcooked as to be inedible. ChickEn and bacon pie was chicken and parsnip pie. Not good for a parsnip hater, it was lacking in flavour and soggy pastry. Chick en burger ok. Chips were great.

July 2020

We had two enjoyable meals at the pub which is conveniently situated close to the holiday house. The food was very good and reasonably priced. The service was excellent. The staff were thoughtful and helpful.

September 2019

This a great pub and have no hesitation in recommending it, considering quality of food and service.

January 2020

Fantastic pub, warm and welcoming, with excellent food and only 5 minutes walk from the cottage

November 2019

Good beer, nice welcome and the food was nice but fish pie portion size was a real disappointment

October 2019

Recently re-opened after renovation. Dogs allowed in the bar area, and menu is wide-ranging if a little on the expensive side. A further attraction are ponies and donkeys in the garden and pub car-park! Same landlord (Jason) as that at the Bat and Ball at Breamore, and often the same staff. As it is in the centre of the village, used by many younger residents which makes its more expensive range perhaps harder to justify. Perhaps waiting to re-establish itself to get the balance right

September 2019

We had two fantastic meals here, the new owner has brought back a friendly atmosphere. It was great to have it open again. Dog friendly as well. Very friendly helpful staff.

September 2019

Fantastic place we ate there on several occassions staying at Beck cottage next door. We were a group of 11 6 adults and 5 children 2 of which have special needs all were accomadated even on the night when they had run out of what one of the children needed due to there Autism it is hard for them to chamnge from what they had chosen but the server worked with him staying calm and come up with a solution took some 15 mins so thank you for that. We were all accomadated on the same table. The food was of a very high standard and no over priced. Recomend it to anyone. On the weekend that we were there they had a beer festival with live music we did not attend due to the kids but was not overly loud, but was very good and i can vouch for the quality of the real ales and ciders.

August 2018

The Bat and Ball
(3 miles)

(23)

A lovely pub on the A338 between Fordingbridge and Salisbury. The menu and specials board are quirky and fun, with the addition of some South African dishes bringing a wry smile. Logs fires snap and crackle in the winter months and when it’s warm, outdoor seating in the sunny beer garden is available.  There’s a good selection of drinks at The Bat and Ball, including a range of fine beers. Dogs welcome.

Highcliffe Beach
Highcliffe Beach
(18 miles)

Highcliffe beach, beneath the popular Cliffhanger Restaurant is a part sandy, part pebble beach. The beach has sloping access as well as steps down to the shore from the pay and display clifftop car park. To the east, Highcliffe beach towards Barton on Sea is a part sandy beach at the foot of the second most eroded cliff in England. This side of the beach is dog-friendly all year. However do check the tide times as high tide can make it difficult to walk along the beach.

To the west towards Highcliffe Castle beach, the promenade leads across the top of the small beaches inbetween the groynes with views across Christchurch Bay and Hengistbury Head. Groynes 4-8 have dog restrictions as does the promenade during the summer months, May-September.

A stony beach with sandy areas as the tide goes out, and a great spot to do some fossil hunting. Nice beach with good facilities

April 2023

Beautiful beach, lots of sand for youngsters- definitely been high on our favourites list, for more than 30 years and still is now the 'children' are nearly 30! - well worth the drive from New Forest. The Noisy Lobster is great and now has an 'outdoor upstairs' too. The Beach Cafe, half-way along, is excellent too- used to do very good carrot cake! The connecting beach towards Steamer Point is dog-friendly all year which is a bonus. Walking to the quay end, you can catch the ferry to Hengistbury Head which is beautiful beach too and often quieter (top favourite!) Even this last week (JULY 2021) the 'kids' wanted to crab-fish from Mudeford Quay!!

Mudeford Sandbank

This is one of the most scenic of New Forest beaches. Lined with some of the most picturesque and expensive beach huts in the country! There’s no parking next to the beach, as it’s a traffic-free zone, but there’s pay and display parking at Hengistbury Head from where you can catch a little train to the sandbank, and Mudeford Quay which runs a small ferry (5 mins) over to the sandbank. Can also be reached on foot and by bicycle.

This is a holiday must. A short ferry out to amazing beach makes for a great day out.

September 2022

As usual, stunning. 4 ferries but sadly the Land train not running although according to their web site they were. Always visit when in the area

September 2020

Beautiful place, our favourite beach in south of England. It feels like an island, when you go over on the ferry and at times (off-season!) on sunny days it can feel like a little piece of Heaven, it's so peaceful and beautiful- bit of a sense of New England. There's a super little 'restaurant', the Beach Hut, which does great breakfasts, meals all day and some evenings. Also takeaway eg pizzas, you can eat on the beach. Very simple surroundings, with a sheltered veranda that can be uncovered in fine weather, and amazing views. Quite pricey and often very busy (and you are best to ring and check opening times and book since often weather and ferry-dependant) but the quality of the food and those stunning views make it more than worthwhile!

November 2023

We have had a wonderful comfortable stay in this cottage. Many thanks for the great welcome pack that was a very nice touch. Had some wonderful walks with our dog in this lovely area. Would also mention had a great day in Salisbury, a great city. We had excellent meals out at The Wooden Spoon and The Goat. The Wooden Spoon serves real home made food with a great service. Café also very good.

October 2023

We just wanted to tell you how much we enjoyed our recent stay, and the thoughtful welcome pack. The cottage was comfortable, clean, well-appointed and had a lovely garden and summer house. We also appreciated being allowed to get in to the property slightly early.

October 2023

The property was clean, well decorated, modern kitchen, good quality appliances, comfy bed, great shower and nice towels. Fantastic garden. Very dog friendly Great location, shops and pubs in the village and plenty to do in the area.

June 2023

Excellent accommodation. The pretty cottage was very well equipment, with a lovely garden. Good location to explore the surrounding area and we took advantage of the good bus service to Salisbury which avoided searching for parking.

May 2023

It was lovely and the garden was beautiful and an amazing size. Some nesting blackbirds with chicks too!

March 2023

A very nice cosy and warm cottage situated in a lovely village

September 2022

Enjoyed our stay and appreciated pretty flowers in garden, plus welcome basket.

July 2022

We enjoyed the area very much but were very disappointed with the cottage itself. We consider £1,000 for a week not cheap and were really looking forward to our week away which was let down by the condition of the cottage.

March 2022

Lovely cottage, village and location. The welcome basket is a lovely touch Thank you

March 2022

Thoroughly enjoyed our stay. The cottage worked brilliantly for us in all respects and the long garden was excellent for exercising the dog and a real pleasure to have. Cleaning was good - only let down by easily missed cobwebs around the kitchen and a big fat resident spider in the sitting room - we let him be. It was nice to have a big tv (lots of places don’t), the heating was excellent and we looked forward to coming back to the cottage, it was easy to spend time there. Would we go back? Yes indeed. Perfect for our trip !

February 2022

We loved it!

February 2022

We really enjoyed our stay at the borough and would happily return in the future. The cottage was clean, warm and welcoming on arrival. The comms from NFC were better than other providers we have used. We could recommend the Goat nearby for a meal/drink if a little bit on the expensive side.

October 2020

We loved our stay. The house and garden are beautiful, and we would love to come back in the summer to truly enjoy time in the garden. Claire left a thoughtful note and some essential supplies, which really helped us to settle in. The village is lovely and perfectly situated to explore the surrounding countryside. We really enjoyed our stay and hope to return.
